Sonoma County Chanate Campus Auction Complete

Sonoma County received nine sealed bids for the 71-acre county-owned Chanate Campus, followed by a round of oral bids in an online auction that concluded at about 1:25 p.m. today.
The highest responsive responsible bid was $15.05 million submitted by Eddie Haddad in the Ten-X auction platform.

The property, centered around the former Community Hospital site, was originally declared surplus in 2015. Previous attempts to sell the Santa Rosa property were unsuccessful.
For this sale, the Board of Supervisors voted to utilize the online sale platform Ten-X to host the auction. Acceptance of sealed bids began September 7 and ran through November 9 at 9 a.m., at which time the county opened the bids at a public meeting and accepted oral bids.
The Board of Supervisors will accept the highest, most qualified, responsible bidder or reject all bids at its November 16 meeting. Staff will recommend the Board approve the highest responsive, responsible bid. Selling the property has long been a goal of the Board of Supervisors.
The terms of the sale of the property are described as all-cash, as-is, without contingencies or entitlements, with all structures and property conveyed at closing. All costs associated with demolition of buildings will be paid by the buyer. The purchase agreement shall not include inspections contingencies. The sale is subject to a leaseback agreement with the county for the Public Health Lab and Morgue and Coroner’s Office for four years with two six-month options to extend.
Parcel J, the 10.4-acre Paulin Meadow site located at the southwest corner of the property at the end of Beverly Way, is not included in the sale. The Board of Supervisors on November 2 approved the conveyance of the parcel to the Agricultural Preservation and Open Space District to ensure the protection of the woodland area as open space in perpetuity.
The City of Santa Rosa has the authority to approve future development of the site.
